We clean concrete with a surface cleaner, a spinning spray bar under a round hood that holds the water at an even distance from the slab. That is what gives a driveway one even color instead of the zebra stripes a wand leaves behind. Then we treat what is left so it does not grow straight back.
In a lot of Lee County, the orange marks on driveways and walls are not dirt at all. They are iron from well water irrigation, and pressure alone will not move them. That is a different job with a different product, see rust stain removal.

Pre-treat
Oil, rust and heavy growth get their own treatment first, so the wash lifts them instead of spreading them.

Surface clean
An even pass with the surface cleaner across the whole slab, then a wand on the edges, steps and corners the hood cannot reach.

Post-treat and rinse
A light treatment kills what the wash loosened so it does not come back in a few weeks, then everything is rinsed down, including your walls and garage door.

How we protect your property
Concrete can take pressure, but it can also be etched by it. A wand held too close leaves permanent lines, which is why the flat work is done with a surface cleaner at a fixed height. Plants along the drive are wet down before and rinsed after, and we keep the spray off screens, cars and anything that is not concrete.
Old oil that has soaked deep into concrete usually lightens rather than disappears. We will tell you that before we start, not after.
Pool decks and lanai floors
Pool decks stay wet longer than anything else on the property, so they grow faster and get slippery. We clean them at the pressure the finish can take, keep the runoff out of the pool, and treat the growth so the deck stays clean longer.
Oil and tire marks
Fresh drips come up well. Old stains that have soaked in are treated with a degreaser before the wash, and we will be straight with you about how far they will lighten.

Driveway Cleaning questions
How often should I have my driveway cleaned in Fort Myers?
Most driveways here look their best with a cleaning once a year. Shaded drives, or ones next to irrigation or a lake, can need it more often because they stay damp.
Will pressure washing damage my concrete?
It can if the wand is held too close. We clean the flat surfaces with a surface cleaner that keeps the spray at a fixed height, which is what prevents the lines and etching you see on badly washed drives.
Do I need to be home?
No. We usually just need an outside spigot and the cars moved off the drive, and we will let you know when we are finished.
Can you get the orange stains out too?
Orange marks are usually rust from well water irrigation. They need a separate rust treatment, which we can do on the same visit. Pressure alone will not remove them.
